WARNING: don't give up if you've already been given a "pat" rejection by a bank or even by another mortgage broker. Not all Lenders offer the same version of the program. Not all lenders are honoring the program fully. Not all brokers have access to the lenders that will give a green light. We are getting approvals and good rate reductions.

 WHAT IS THE HARP PROGRAM?

Harp is a government loan program. It stands for Home Affordable Refinance Program. Here are the main points:

- There are no underwater limits, which means that no matter what the current value is, if the loan qualifies, you can refinance and lower your interest rate.

-Payments must be current, with no lates in the last 6 months, and no more than one mortgage late in the last 12 months.

-In most cases there is no appraisal necessary

-In many cases when refinancing into a shorter-term loan, certain risk-based fees are reduced or elliminated.

-Program ends 31 Dec 2015

-Your loan must be owned by Freddie Mac or Fannie Mae. (who you pay your mortgage to is generally your "servicer" not the institution who owns your loan. So if you pay Well Fargo, they are most likely only your servicer, and not the current owner of your loan. Lenders sell most of their loans to the quasi-government agencies, Fannie, or Freddie.)

-Your loan must have been aquired by Fannie or Freddie on or before May 31st, 2009. We will look that up for you.

-You have not refinanced under the prior HARP program, unless your loan is a Fannie loan that was refinanced under HARP between March and May of 2009
